Through August we have continued to see the market adjust and stabilize here in the Vail Valley as well as across the US. The number of new listings have decreased as we close out summer and both the number of units sold & total volume sold for August have increased substantially in both the broader market and in the more luxury focused 3M+ segment of the market. We are comparing month-over-month stats instead of year-over-year to give a more accurate picture of how the market is adjusting. With these adjustments taking place in days instead of weeks or months it is helpful to have real estate professionals guide you through the process.

We know there is a prevailing theme throughout the past few years to try to “time the market”.
In 2010 the market cooled and appreciation was slower so selling and buying a new home was less appealing. In 2020 the rates were a record low & the market was hot but properties were appreciating at an unprecedented rate. In 2021 the market was very hot for sellers and meant less wiggle room in price and offer clauses. In 2022 we have seen interest rates rise and the market start to adjust, but we are not seeing the market cool or drop off as drastically as some have predicted.
In 2022 the goldilocks paradox is still present, and while some buyers are still waiting for the “perfect time to buy”, many buyers are still making offers. These offers have to be the right location, right property, and right fit for them. They are more discerning and have days to put in offers instead of hours. Sellers are still seeing homes sell at great prices, but those prices are reflecting a more sustainable market with a price that reflects long term value, but are not appreciating at the unprecedented rate each month that we were seeing at the end of 2021 and the beginning of 2022. Overall the best time to buy is often stated as “whenever you can afford to buy” and that stays true. As the market continues to stabilize, there are still many opportunities to find the right home right now, instead of hoping that 2023 brings the “just right” market of your dreams.
